Representation in Real Estate Transactions
For many people, buying or selling a home is the largest financial transaction they will be involved with. When you are investing your life's savings into a piece of property, it is important to make sure your rights are protected. If after purchasing your home you realize you can't afford it, you might be worried about how to protect yourself and your property and to stop foreclosure proceedings.
At Spirakis and Haar, P.A., we have over 35 years of experience representing clients throughout Myrtle Beach, South Carolina, and the Grand Strand in real estate transactions. We offer clients the representation they need in purchases, sales and short sales. Contact us online or call 843-492-5302 to schedule your free initial consultation with an experienced lawyer.
Purchase and Sale Agreements
Before you buy or sell property, it is important to understand exactly what you are getting or giving. An experienced lawyer can draft or review your transaction. We can conduct a title inspection to make sure their are no liens against the property. We represent clients in reviewing and drafting purchase/sale agreements, at closings and in landlord/tenant disputes.
We also provide title insurance as an insurance broker for Stewart Title Guaranty Company. We can answer any preliminary questions you have about real estate or title insurance.
Short Sales
A short sale is when the bank who holds the mortgage approves a sale for less than the amount of the mortgage. Because the bank is taking a loss, they must approve everything. This can be an incredibly slow process. We work with clients in short sales to prevent foreclosure.
When we get an initial contract for a short sale, we draft a pre-HUD (document necessary for a short sale to be approved) with the information we have and provide that to the bank to get approval. We are willing to make as many changes as we need to on the pre-HUDs for no additional fees. Our experience can help you through all steps of a short sale and make sure that all documents are in order to make the process as efficient as possible.
